Our building and pest pre-purchase inspections take an analytical approach rather than simply providing a visual description of defects in a building. Where appropriate, equipment such as electronic levels, laser survey instruments, electronic moisture meters, thermal scanners, contact microphones, precision measuring equipment, high powered survey lighting, fiber optic triple-core borescope, force gauge with test attachments (pool barrier strength & rigidity testing) and other specialized testing equipment may be used, coupled with over 3 decades of practical hands-on "get down & get dirty" engineering experience. We maintain an electronic library of up-to-date versions of Australian Standards referenced under the Building Code of Australia as well as a library of other specific South Australian building requirements.  This electronic library is available for ready reference if required, both on-site and at our Office. We have mobile internet access to send through client's reports via email as a .pdf document as soon as it is keyed up on site.  If necessary, we can Google anything on site where there is a need for information not in our electronic library.

Pre-purchase inspections are our "core business".  We do not do them as a "side-line" or on a "part-time" basis.  Nor do we do them as a "lead-in" to renovation, maintenance or repair work on properties. We have a truly independent approach.  We cut through property marketing & sales "puffery" and report the true condition of buildings.  We make no apology for being thorough!  Others in the industry respect our skill and experience.

A basic sized home is up to 3 bedrooms, kitchen, dine, lounge, bathroom & laundry.  Larger homes are an additional $50 per room equivalent.  Additional room equivalents apply to other bathrooms other than an ensuite, extra bedrooms, rumpus room, family room, games room, sun room, study, office, cellar, extra kitchen, garage or carport under main roof, outbuildings, retaining walls etc.

A 25% surcharge applies for inspections on weekends, public holidays & after normal working hours. 

The price quoted includes a detailed written report which is keyed up on computer on site.
It is a proper engineering report, not a tick-box thing.
  Prices include getting into the roof where there is adequate roof access. 


Fees are current till 30th September 2010

Payment terms: Payment is due prior to the inspection or on the day if you are to be present.  Payment can be made by cash, cheque or electronic funds transfer.

Where you are present, we can discuss face to face, the key findings of the inspection.  Comparisons can be made, where relevant, to enable any key issues to be considered in the context of the building age and type.
