New home handover / pre handover inspections.
Adelaide Pre-purchase Inspections provides handover inspections for purchasers and developers in order to compile a list of defects for rectification by the builder.
Defects in new homes may vary from issues such as missing or incorrectly located control joints, face brickwork being out of tolerances through to parts of the building with damage and finishes not being up to scratch.
Our process is to go through the building, room by room and note defects observed, similarly for the external elevations, roof & roof void. The defects are keyed up on site, as a report that can be emailed. The client can then, as appropriate, forward the report to the builder to address or use it as required in negotiations with the builder. The report can also provide a baseline to establish that a defect such as scratching across a bench top was there pre-handover.
It is generally more efficient to do the handover inspection with the client present but for the builder to allow free access without tying up the time of their supervisor for the process.
Our expertise is respected in the industry. Our handover assessments are done against generally accepted construction standards & tolerances. In some cases, eg where a finish standard is as per a "display home", it may be necessary to refer to such standards.
Documents useful for handover inspections are the floor plan, elevation plans, footing engineer’s report pages detailing the footing specifications and location of control joints. Contract documents and specifications may also be useful if there are inclusions not detailed on the plans.
Fees
Fees are based on a charge-out rate of A$250* per hour (inclusive of GST for inspection, report writing & consultation time). There is a minimum charge of A$400* (inclusive of GST) per site visit. Travel is not charged for if the site is within 30 minutes actual travel time from our base at Royston Park - travel charges may apply elsewhere.
* A 25% surcharge applies for inspections on weekends, public holidays & after normal working hours.
