Work about to be done near your property and you are concerned there may be damage?
Our dilapidation surveys provide an independent record of the presence of defects in buildings and property improvements so persons responsible for the work and owners of assets can establish if defects were pre-existing prior to any works done.
For the party responsible for dong the work, a dilapidation report provides a thorough record of defects and reduces the chance of claims for pre-existing damage. If there is a claim, the dilapidation report provides a benchmark of the condition of the property prior to work commencing.
Similarly, for the owners of assets, a dilapidation report provides an independent benchmark on the condition of the property prior to work commencing so that if there is damage, it can be assessed against the pre-existing condition of the asset.
The reports are generally done as a digital photographic record with captions on photographs detailing where the defect is & what it is. The reports are keyed up in Word & once finalized with photos etc are saved as .pdf files that provide a stable record.
We can quote on a job for a fixed price or work on an hourly rate fee basis within the context of a cost range estimate. Fixed price quotes would be subject to access arrangements. To quote, we need a "scope of works" ie a list of the properties and assets to be included, the detail required to be covered eg cracking to walls, floors, tiles, pavements, splits in ceilings & cornices, gutter & down pipe damage, frames out of square, subsidence to footings, damage to pathways, fencing etc. In some instances public assets may need to be included eg footpaths, kerbs & water tables, roadways, utility assets etc.
Hourly rate Fees
Fees are based on a charge-out rate of A$250* per hour (inclusive of GST for inspection, report writing & consultation time), subject to a minimum charge of A$400* (inclusive of GST) per site visit. Travel is not charged for if the site is within 30 minutes actual travel time from our base at Royston Park - travel charges may apply elsewhere.
* A 25% surcharge applies for inspections on weekends, public holidays & after normal working hours.
