Our construction inspection services are flexible to meet your needs and to work in with the construction process.   

New home construction – normal inspection stages:

1            Completion of framing

2            Completion of brickwork (or other cladding)

3            Just prior to wet area tiling

4            Just prior to practical completion

Other inspections can be done at any time eg to address particular concerns eg at footing construction stage but that is doubling up on inspections that should be done by the footing engineer.  Some people still like it to be done independently.  If you wish, our service can also include consultation at the early planning, pre-builder selection and pre-contract signing stages and also to address any specific concerns during construction. 

Useful documents for construction inspections are the floor plan, elevation plans, footing engineer’s report pages detailing the footing specifications and location of control joints.  Framing plan is required for the framing inspection.  Contract documents and specifications may also be useful if there are inclusions not detailed on the plans.  Building Supervisor’s name & contact number can be helpful.  

We have the latest version of the Building Code of Australia on hand electronically as well as a subscription to back versions.  We also carry relevant Australian Standards either electronically or in paper form.

We assess significance of issues identified and if required, can act as an intermediary between yourselves and the builder to resolve problems where appropriate.  We are mindful of maintaining a healthy relationship between builder and home owner and seek to take a constructive, practical approach to inspections while ensuring that essential requirements are met.

Fees   

Fees are based on a charge-out rate of A$250* per hour (inclusive of GST for inspection, report writing & consultation time).  There is a minimum charge of A$400* (inclusive of GST) per site visit.  Travel is not charged for if the site is within 30 minutes actual travel time from our base at Royston Park - travel charges may apply elsewhere.

*  A 25% surcharge applies for inspections on weekends, public holidays & after normal working hours.
