Adelaide Pre-purchase Inspections provides independent inspections for parties to building disputes. This can be for building owners, contractors, builders or other parties to a dispute (eg neighbours).
Generally, the first thing a lawyer or the Department of Business & Consumer Affairs will ask for in a dispute is an independent expert technical report on the matter in dispute.
We can assess the work against the building contract, plans & specifications and against relevant standards as applicable. In some cases, there may be issues (eg some aspects of workmanship) that are not covered by standards which are assessed against the quality that might reasonably be expected of the builder. For example, a project home should be built to the levels of quality in the builder's show homes, a job where the pricing is based on a high level of quality should achieve those levels.
Documents useful for building dispute inspections are any relevant plans, specifications & contract documents. It is important that the latest approved versions of any documentation is available.
We have the latest version of the Building Code of Australia on hand electronically as well as a subscription to back versions. We also carry relevant Australian Standards either electronically or in paper form.
Please be aware that we DO NOT "go in to bat" for any side in a dispute. That would ultimately be unproductive and a waste of money as a biased report can quickly be thrown out by a court.
Fees
Fees are based on a charge-out rate of A$250* per hour (inclusive of GST for inspection, report writing & consultation time). There is a minimum charge of A$400* (inclusive of GST) per site visit. Travel is not charged for if the site is within 30 minutes actual travel time from our base at Royston Park - travel charges may apply elsewhere.
* A 25% surcharge applies for inspections on weekends, public holidays & after normal working hours.
